Ceiba Groupe wants to build a rental townhouse project in Oakland Park.

The city received the application in November from CG Oakland Park, an affiliate of the Fort Lauderdale-based development firm, which is led by Michael Bedzow, Jeremy Bedzow, and Adam Bedzow. The company acquired the 6.6-acre vacant site at 1000 N.E. 58th St. for $3.125 million in 2016.

Adam Bedzow said he likes the location because it’s just east of Interstate 95, while the Cypress Creek office district is on the west side of the highway. Plus, it’s near Pine Crest School, and major employers Holy Cross Hospital and Broward Health Imperial Point.

“We try to identify areas that are either up and coming or underserved, and products that are undersupplied,” he said.

Ceiba Groupe’s development plan calls for 114 rental townhomes in 14 buildings totaling 181,000 square feet. There would be a clubhouse and a pool, plus 252 parking spaces. About 94 of the units would have car ports.

The units would be fairly large, with 94 three-bedroom units ranging from 1,455 to 1,594 square feet, and 20 units with four bedrooms measuring 1,895 square feet.

It was designed by Diaz + Lang Architects.

“If you want more space and you want to rent, you don’t have a lot of options,” Bedzow said. “This is a private, single-family experience you can have through a renting option. We see a growing trend of people renting by choice.”

He said the project would charge market-rate rents.

Bedzow said he’s still in talks with Oakland Park staff and awaiting comments. No public hearing has been set.

Ceiba Groupe is also building rental townhouses in Fort Lauderdale’s Flagler Village, and has proposed a mixed-use project in downtown Davie.
